Las Catalinas Real Estate

Tourism Service in Las Catalinas, Guanacaste, Costa Rica.

Las Catalinas Real Estate sells homes and lots in a hillside beach town on Playa Danta. The village sits at the far end of the Gold Coast road, past Potrero and Flamingo. Inside the town you walk or bike. Owners park at the edge. The sales mix covers compact Montaña Flats, ocean-view Lantana Residences, plaza and street resales, a spec home on Camino de Los Montes, and homesites with pre-approved building areas.

Start by matching how you want to live on the grade. A one-bedroom walk-up near a plaza is a different day than a three-story house on Calle La Ronda. Sort first by oceanfront, ocean view, or forest. Then sort by bedrooms, stairs, and whether you want a private pool. Homes span a range of bedroom counts, bathroom counts, and sizes, so the hillside walk should steer the choice as much as the floor plan.

Compact hillside living at Montaña Flats

Montaña Flats are the smaller-footprint path into town living, which matters if you want a lock-and-leave base rather than a large house to staff. One-bedroom homes in this collection run about 59 to 64 square meters. Two-bedroom homes run about 85 to 112 square meters. Three-bedroom homes run about 120 to 206 square meters. One- and two-bedroom units make up most of the mix.

Compare interior area to how many people will stay at once. A 59-square-meter one-bedroom works for a couple. A 206-square-meter three-bedroom changes how guests and family fit. If you only need a compact foothold, start here before you look at plaza villas or Punta Penca.

Ocean-view homes at Lantana Residences

Lantana Residences sit on the El Prado hillside and pair walkable-town living with elevated Pacific views. That height is the point of this collection. Listings have included a one-bedroom of about 45 square meters. Two-bedroom residences run from about 125 to 159 square meters. A four-bedroom home of about 290 square meters sits at the large end.

Match bedroom count to overnight use, not only to square meters. A compact one-bedroom is a different product from a 290-square-meter house. El Prado trades some doorstep convenience for height. Walk the path from a Lantana address down to the plazas before you decide that trade is worth it.

Resales from the plazas to Punta Penca

Village resales stretch from the original Beach Town core out to Punta Penca, so street name tells you as much as bedroom count. Addresses have included Plaza Carlota, Plaza Central, Plaza Pienza, and Plaza Mercado. Others sit on Avenida La Antigua, Calle Cartagena, Calle Virginia, and Calle La Ronda. Still others are on Paseo del Mar, Paseo Miraflores, Terraced Flats, Los Altos Flats, and Punta Penca.

Sizes span a wide physical range. One-bedroom walk-ups sit near 38 to 58 square meters. Two-bedroom flats run around 78 to 155 square meters. Three-bedroom homes sit near 143 to 250 square meters. Four- to seven-bedroom houses and villas run from a few hundred square meters up to nearly 1,000.

Paseo del Mar and Punta Penca hold some of the largest oceanfront residences. Plaza and Avenida La Antigua listings sit closer to shops and gathering spaces. Beach Town, the original core, occupies about 21 acres along the Pacific. It holds roughly 150 single-family homes plus mixed-use and civic buildings along cobblestone streets and shaded plazas.

The town was founded in 2006 and is still growing. Painted houses stack down a steep hillside to the sand. No highway passes through, so the beach stays quieter than busier Gold Coast strips. Two hotels, the adults-only Casa Chameleon and the Santarena, anchor hospitality nearby. Casa Chameleon Residences are a limited beachside condominium collection with hotel-style services. That product differs from a Montaña Flat or a village resale.

Homesites and what pre-approval actually covers

A lot is the path in if you want to build rather than buy a finished house. Parcels appear on Camino Las Catalinas, Calle Principal, Calle del Prado, and Paseo del Parque. Others sit on Ruta del Llano, Calle Upe, Calle de la Ladera, Camino de Los Montes, Avenida de Los Altos, and Punta Penca.

Many hillside parcels list pre-approved building areas. Compact townhome plans start around 127 square meters. Others run 300 to 500 square meters, with larger Calle del Prado and forest-edge sites above that. Punta Penca lots sit at a different scale, including oceanfront homesites of several hundred square meters.

El Prado is the newer, larger neighborhood rising behind Beach Town. It is the main supply of buildable homesites. A spec home on Camino de Los Montes shows the finished-house alternative on that hillside. This is a master-planned, HOA-governed town with architectural rules, so a lot is not an open canvas. Pair any homesite with a Costa Rica attorney who can explain title, design review, and what pre-approval covers on that parcel.

Matching a floor plan to life without cars

Neighborhood choice should weigh walking distance as much as bedroom count. From a Beach Town door you reach the Beach Club on Playa Danta in a few minutes on foot. Cafés, galleries, boutiques, a gourmet grocery with a wine cave, restaurants, a spa, and pools sit along the same walk. El Prado and Lantana trade some of that convenience for height and views. Punta Penca and the larger Paseo del Mar homes favor scale and shoreline.

Ask for HOA dues, rental rules, and parking for the specific unit. If rental income matters, request that property's rental history. In a single master-developed village, neighborhood covenants and short-term rental terms matter as much as the floor plan. Choose representation that will walk those documents with you. Walk the grade before you buy. A plaza flat and a three-story house on Calle La Ronda live very differently on this hillside.

Fitting showings into a Gold Coast day

Liberia International Airport is the usual gateway, with a paved drive of about an hour to Playa Danta. Direct flights arrive from the United States and Canada. Potrero is about 6 kilometers away and Flamingo about 8.5 kilometers. Banks, pharmacies, clinics, extra groceries, and more restaurants sit within a short drive. Tamarindo is a longer outing along the coast.

Start showings early. Mornings are cooler for Playa Danta, which is typically calm enough for swimming and paddleboarding. More than 42 kilometers of maintained trails climb the hills for hiking, trail running, and mountain biking. Rental bikes are available in town. Playa Dantita is a short hike north over the headland. The members' Beach Club on Playa Danta includes pool and fitness space.

Roughly 85 percent of the surrounding land is preserved as tropical dry forest. Everyday errands stay in Potrero and Flamingo. Inside the town the rhythm is walking to coffee, the beach, and dinner. Bring passport identification, a short list of bedroom and stair needs, and proof of funds. After the last showing, spend a stretch on a trail or in the plazas. Let the car-free grade, not only the floor plan, be what you take home.
