Palacio De Paz

Tourism Service in Playa Potrero, Guanacaste, Costa Rica.

Palacio de Paz is a hillside ocean-view villa along Camino Catalinas in Playa Potrero, in Guanacaste’s Tempate district. The house looks toward the Pacific and the Gulf of Papagayo and is rented as an entire home for large families, groups of friends, and corporate retreats. It sleeps up to 20 guests across ten bedrooms: eight in the main villa and two in a neighboring apartment.

Rooms, apartment, and group layout

The main villa’s eight bedrooms are set up as private retreats, with air conditioning, ceiling fans, and ocean views. The apartment adds two bedrooms, one bathroom, a private entrance, and its own kitchen, which helps when part of the party wants a quieter wing or a separate breakfast routine. Bedsheets, towels, shampoo, soap, and toilet paper are provided, and bathrooms include a bathtub or shower.

This is a whole-home stay rather than a staffed hotel. Check-in begins at 4:00 p.m. and checkout is before 11:00 a.m. Arrival details come by email. On the way out, lights should be off and keys returned. Children are welcome. Pets are not allowed, and smoking is not permitted. Extra-person charges may apply, and a government-issued photo ID plus a credit card, debit card, or cash deposit may be required at check-in for incidentals.

When you match a group to a house of this size, think about who needs the apartment versus the main house, who wants to cook separately, and how many people need to sit down at once. The villa has a dining table, a separate dining area, indoor living space, and outdoor furniture on a balcony and terraces.

Pool, kitchen, and time on the property

A private outdoor infinity pool and a hot tub sit with the ocean in view. Beach loungers, beach towels, and beach equipment are on hand for days by the sea. Outside there is a garden, a barbecue grill, outdoor furniture, and a living plant wall. Inside, a bar and a TV lounge with a smart TV give the group another gathering spot when the sun is high.

The kitchen is built for real cooking: refrigerator, stovetop, microwave, blender, coffee and tea maker, toaster, cookware, dishware, utensils, spices, and a water dispenser. Breakfast is available for a fee. Laundry facilities include a washing machine and a dryer. Free Wi-Fi is available in the villa, and air conditioning is part of the stay.

Housekeeping can be requested. Concierge services cover locally organized tours and activities, including airport transfers, snorkeling, surfing, sport fishing, hiking, zip-lining, volcano outings, hot springs, catamaran cruises, in-villa spa treatments, and private chefs. The main level offers step-free access to guest rooms, bathrooms, the kitchen, the pool, the Jacuzzi, the bar, and the TV lounge. Anyone with mobility needs will want to talk through upstairs rooms and the steep driveway before booking.

Hillside access and getting around

Palacio de Paz is in Las Catalinas, just outside Potrero Beach. Liberia’s Daniel Oduber Quirós International Airport is the usual gateway; Tamarindo’s smaller airfield is another coastal option. Onsite parking is available, with room for multiple vehicles.

Because the villa sits on a steep hillside, a 4x4 is the practical choice, especially in the green season. Large vans often cannot make the grade, so groups arriving by shuttle should plan smaller SUVs or a separate run for luggage. If you would rather not drive, private transportation can be arranged for airport runs and day trips.

From the hill, Playa Prieta is the nearest walk. Potrero Bay, Penca Beach, and Playa Potrero are close by car. Danta, Dantita, and Flamingo Beach continue along the same shoreline; Conchal and Brasilito sit farther south. Diamante Eco Adventure Park and Monkey Park are in the wider Guanacaste mix. A car turns this into an easy base; without one, every beach and grocery run needs a prearranged ride.

Beaches and a day in Playa Potrero

Mornings work well at the house: coffee, a swim, then a short drive to sand before midday heat. Prieta and Penca are the nearby coves; Potrero Bay has a more local waterfront. Flamingo adds a marina and a longer beach. Tamarindo is a separate town for surf culture and a denser restaurant strip—it is not next door to the villa.

Potrero’s small markets, including Super Ceymi and Potrero Super, are the place to stock the kitchen. Dining is scattered around Playa Potrero, Penca, and the commercial spots along Camino a las Catalinas, from sodas to sushi and gelato. Many groups cook some nights and go out on others. If you want breakfast at the house or a private chef, set that up with the booking rather than on the afternoon you arrive.

A balanced week here usually mixes one unhurried pool day, one or two beach mornings, and one inland or on-water outing. The house is the point of the trip as much as the coastline: panoramic windows, sea breeze, and enough bedrooms that the group can gather and still find quiet.

Choosing a large villa on this coast

Ocean-view villas above Potrero and Las Catalinas trade a walkable village for privacy, parking, and the gulf in front of you. That is a good fit for a reunion or a work retreat that needs a kitchen, a pool, and ten bedrooms. It is a poor fit if you want to leave the car in Tamarindo and walk to dinner every night.

Match the layout to your party: whether you need the apartment, how many cars will park, and whether your travel month makes a 4x4 essential. Bring up Wi-Fi if anyone is working, housekeeping timing, and breakfast or chef service. For limited mobility, the main-level rooms, bathrooms, kitchen, and pool are the relevant cluster; the driveway is still steep.

Clarify what is included versus extra, including breakfast, tours, spa treatments, and extra-person fees. Special requests are subject to availability. Pack reef-safe sunscreen, light evening layers, and shoes that can handle uneven ground. A small flashlight is useful on a dark hillside.

Fly into Liberia, collect a capable vehicle, grocery-shop in Potrero, and treat the villa as home base. Swim early, beach late morning, rest through the strongest sun, then cook or drive down for dinner and come back up with the gulf in view.
