Summer Coast Realty

Real Estate in Playa Flamingo, Guanacaste, Costa Rica.

Finding the Flamingo office and who you will meet

Summer Coast Realty has been a Costa Rica real estate firm since 2000. Its Playa Flamingo office is Office #8 on the first floor of El Dorado Commercial Center, on Ruta 180, the main road through town, in Guanacaste postal code 50308. A second office is Unit #6 at Centro Comercial Sunrise on Calle Central in Tamarindo, 50309. Broker-owner Lindsey Cantillo, a Costa Rica native, started the business in 2000. She has been associated with the Costa Rica Global Association of Realtors since 2004 and serves as its Vice Chairman.

She has been a member of NAR and ICREA since 2009 and a Certified International Property Specialist since 2012, and she holds an MBA. Her husband is a real estate lawyer; you may appoint your own lawyer if you prefer.

Roselind Martinez is the office administrator for general inquiries. Named agents include Crystelle Sanchez, Iris Ben Dror, Enis Davis-Lewars, Gabriela Mora, Mari Chacón, Alonso Lara, and Juan Gabriel Jimenez. Agents work in English and Spanish, and team members also speak French, Hebrew, and Portuguese. Call the office at +506 2537-4263, email info@summercoastrealty.com, or use +1 (562) 295-8212, the United States and Canada number for Lindsey Cantillo. WhatsApp is another listed contact channel. Posted hours are not available, so call, email, or message before you arrive, especially if you are driving from Liberia or fitting tours between beach towns.

Sales, rentals, and property types on the list

The firm handles both sales and rentals. Residential categories include condominiums, homes, multi-family homes, and villas. Land includes residential lots, commercial lots, and farm or ranch property. Commercial categories include apartments and studios, hotels and bed-and-breakfasts, offices and shops, and restaurants. Inquiry types also cover selling a property you already own, requesting an evaluation, and asking about a mortgage.

Featured inventory is grouped around value, distinctive features, or location, and rentals are handled alongside sales. Search criteria typically include town or community, property type, bedroom count, price, and property ID. That mix matters in this corridor because a long-term Flamingo apartment, a restaurant space in town, a hillside lot, and a house inside a golf resort follow different inspection and closing paths. When a specific property interests you, contact that listing agent, who will know the most about it.

Beach towns, gated communities, and golf-resort settings

Coverage is concentrated in Guanacaste beach towns, with additional listings in San José and Alajuela. Areas on the map include Playa Flamingo, Tamarindo and Langosta, Playa Potrero, Las Catalinas, Mar Vista, Playa Brasilito, Playa Grande, north Guanacaste towns such as Playas del Coco, Hermosa, and Matapalo, and surf beaches to the south including Junquillal, Negra, and Avellanas.

Playa Flamingo is the home base. The town sits on a white-sand Pacific beach and is known for Flamingo Marina, the only deep-water marina on Costa Rica’s Pacific coast, with yachting and sport fishing and an international sailfish tournament each July. Liberia International Airport is just over an hour away, which is the usual arrival point for property tours. The wider Flamingo area has restaurants, shops, international schools, and healthcare, so many buyers weigh daily errands as carefully as the view.

Gated communities in the region typically add controlled access and shared upkeep of gardens and roads. Many also have pools, gyms, sports facilities, and social areas; some function like small villages. Two gated communities near the Flamingo office have dedicated listing coverage: Mar Vista and Las Catalinas. Las Catalinas, founded in 2006, is a car-free walkable coastal village with Beach Town and El Prado residential areas, Playa Danta and Playa Dantita, and surrounding dry-forest trails. Golf-resort housing is listed at Hacienda Pinilla and Reserva Conchal.

Pinilla is a large ranch-style estate with an 18-hole par-72 course, tennis, a wellness center, stables, and a JW Marriott on site. Reserva Conchal is tied to a Westin eco-resort and an 18-hole Robert Trent Jones II course; families often weigh its location within about five minutes of two K–12 international schools.

Treat those community notes as local context, not as a promise that every listing includes a pool, golf membership, or marina slip. Confirm title versus concession land, HOA rules, rental limits, and water and electric setup before you budget.

How to choose a Guanacaste real estate provider

Match the brokerage’s geography to the towns you will actually use. A Flamingo and Tamarindo team is a practical fit if your shortlist includes Flamingo, Potrero, Brasilito, Las Catalinas, Pinilla, Conchal, or Tamarindo, because those nodes can be toured in clustered loops. If your search is mainly San José or Alajuela, ask how often an agent is on the ground there versus coordinating from the coast.

Language and process matter as much as inventory. A bilingual English-Spanish team reduces friction with notaries, municipal offices, and building managers. Extra languages help if your household or partners work in French, Portuguese, or Hebrew. Ask who your day-to-day agent will be, which agent represents the seller, and how they work with a Costa Rican real estate lawyer. Independent counsel is a normal planning step for foreign buyers, not a slight to the showing agent.

Association credentials such as CRGAR, NAR, ICREA, and CIPS show the broker participates in professional networks used in cross-border work. They do not replace a title study, a survey, or a municipal-use check. For rentals, ask whether the term is long-term, whether utilities are extra, and whether the community allows guests. For commercial space, confirm permitted use, parking, and whether you are looking at a restaurant, office, shop, or lodging property.

Questions to ask, timing, and a day around Playa Flamingo

Before you fly, send a brief: purchase or rent, budget, bedroom count, and whether you need a gated community, a walkable town, a golf setting, a lot to build, or commercial space. Say whether you already live in Costa Rica, are visiting Guanacaste now, or are still abroad. That keeps the first call focused.

On a tour, ask whether the property is titled, concession, or mixed; what HOA or municipal fees run; and whether water comes from a well, an ASADA, or a private system, including backup storage. Ask about rainy-season access, flooding, and wind. In Las Catalinas, confirm parking and pedestrian rules. At Pinilla or Conchal, separate HOA dues from club membership. Near Flamingo Marina, ask about parking, noise, and rental rules during July tournament week.

Liberia is the usual gateway, just over an hour from Flamingo in ordinary traffic. Dry-season mornings are easier for dirt-road lots and hillside views; green-season afternoons can slow mountain roads. Start at El Dorado or the Tamarindo office, then cluster showings: Flamingo and Potrero in one loop, Brasilito and Conchal in another, Las Catalinas as its own walkable stop, and Pinilla or Tamarindo if light remains. Leave time for a lawyer call rather than stacking too many interiors.

Bring a passport copy, proof of funds or financing notes, must-haves versus nice-to-haves, and school or healthcare constraints if you are relocating. If you already own property to sell or rent, say so at first contact so an evaluation is not mixed into a buyer tour. Closing costs, corporations, and tax treatment belong with a licensed Costa Rican attorney. A realistic visitor day is airport or rental-car arrival, a late-morning office check-in, two or three interiors, a walk through town or along the beach to feel street-level life, then one gated-community or lot visit while light is good.

Residents can skip the airport leg but should still call ahead so the assigned agent is available. Use the published listing details, then run your own lawyer, inspector, and time-of-day neighborhood checks before you commit.
