Villas Catalina

Tourism Service in Playa Potrero, Guanacaste, Costa Rica.

Villas Catalina is a gated community of 16 townhome-style residences in Playa Potrero, Tempate, Santa Cruz, Guanacaste, Costa Rica, zip code 50304. Completed in 2006, the complex sits in dry forest near the Pacific, with Playa Penca and Playa Prieta as walking beaches and Playa Potrero, Playa Pan de Azúcar, and Playa Flamingo a short drive from the gate. Overnight stays are whole-place condos, not hotel rooms: a group rents the kitchen, bedrooms, and outdoor space inside a guarded entrance.

Where the community sits on the coast

Villas Catalina sits in the Playa Potrero area beside Playa Penca. Penca and Prieta are close to the gate, while the town and bay of Potrero sit about a mile away. Playa Penca is about a five- to seven-minute walk, around 950 feet. Playa Prieta is about 0.3 miles, or roughly 1,650 feet. Downtown Playa Penca is about 0.2 miles. Grocery stores, bars, and restaurants are within walking distance, and medical, dental, and pharmacy services are nearby.

Farther along the shore, Playa Potrero is about a mile. Playa Pan de Azúcar, known as Sugar Beach, is about two miles. Playa Danta and Playa Dantita are about three miles, and Playa Flamingo about 4.1 miles. Those clusters are often treated as five-minute drives. Playa Grande and Tamarindo, used for surfing, are about 16 miles. The development has paved road access, city water, septic service, cable internet, cable television, telephone service, and public electricity. Views from the community include ocean, beach, garden, and mountain outlooks.

What a stay inside the gate includes

The community holds 16 units. A three-bedroom condo of about 800 square feet sleeps six people on three queen beds, with a living room, dining table, and full kitchen. Kitchen equipment includes a refrigerator, stove and oven, microwave, dishwasher, cookware, dishware, and flatware, with stainless steel appliances on that condo. Wireless internet, a television with streaming services including Netflix, central air conditioning, ceiling fans, linens, towels, an iron, walk-in showers, and a private washer and dryer come with the rental. A private balcony and patio provide outdoor space, and ocean and water views open from interior rooms as well as outside.

That three-bedroom residence is a single-level unit once you are inside; stairs are required to reach it. The entire place is yours during the stay. Larger four-bedroom villas also exist in the community, with open living-dining-kitchen layouts and wrap-around covered balconies, but layouts, cooling, and finishes vary by residence. Match the specific unit's bedroom count and access to your group.

Pool, grill, security, and parking

Guests share an outdoor pool and spa with ocean views. The grounds include an infinity pool, a gas grill and barbecue area, a club house, and fishing access. Landscaped gardens, outdoor seating, a paved driveway, and perimeter fencing surround the buildings. Security is 24-hour, with a gated entrance, gate guards, and on-site coverage.

Free on-site parking is available for one vehicle at the three-bedroom condo. Plan around that single space if two cars are part of the trip.

Check-in, house rules, and who the condo fits

On the three-bedroom rental, check-in starts at 4:00 p.m. and check-out is 10:00 a.m. An arrival time should be sent ahead of time. The minimum age to rent is 18. Children of all ages are welcome, but cribs and extra beds are not available, so the three queens are the sleeping plan for up to six guests. Pets are not allowed. Smoking is not permitted anywhere on the premises. Quiet hours run from 10:00 p.m. to 8:00 a.m.

Those terms favor families and small adult groups who want a kitchen, laundry, and an early-evening stay rather than a late social scene. The washer and dryer matter if you are mixing beach days with a longer stay. The full kitchen matters if you would rather shop nearby and cook than drive out for every meal.

Beaches, surf, and a workable daily rhythm

Start with Penca and Prieta. Both are secluded white-sand beaches a short walk from the gate, close enough to return for lunch or the pool in the heat of the day. Potrero Beach is the next easy outing by car. Sugar Beach, Danta, and Dantita fill a short coastal loop. Flamingo is still only a few miles. When the group wants surf, Grande and Tamarindo are the 16-mile commitment, not an errand between swims.

A simple pattern for this stretch: walk to Penca or Prieta in the morning, use the shared pool and spa at midday, cook or walk to nearby restaurants, and save the car for Sugar Beach, Flamingo, or a surf day. Evenings on the balcony look out over the same Pacific water the pool deck faces. Quiet hours after 10:00 p.m. keep the complex residential.

Airports, cars, and choosing a Potrero-Penca condo

Daniel Oduber Quirós International Airport, the main international gateway, is about 20 miles away. Tamarindo Airport is about 13 to 14 miles. Nosara is about 46 miles. A car turns the nearby beaches into a wider Guanacaste trip; without one, Penca, Prieta, walking-distance groceries and restaurants, and the shared pool still support a full stay.

This kind of gated condo fits groups who want ocean views, a whole kitchen, and a pool on the property. It fits less well when you need two parking spaces, a crib, a pet, entry without stairs, or a staffed hotel desk. Compare the actual unit—three queens versus a four-bedroom villa, interior ocean views versus balcony-only, in-condo washer and dryer—before you lock dates.

If you fly the same day as check-in, land with enough margin to reach the gate after 4:00 p.m., then shop once you have dropped bags. On departure, a 10:00 a.m. check-out pairs more comfortably with a late-morning or afternoon international flight than with a dawn drive. Over a week, repeat the walking beaches, add Potrero or Flamingo when you want a longer shore or more dining, and keep Grande and Tamarindo for the day you are ready to drive. That rhythm uses Villas Catalina as a residential base rather than a hotel you leave every morning.
