Villas Estival

Hotel & Accommodation in Playa Potrero, Guanacaste, Costa Rica.

Beachfront villas on Playa Prieta

Villas Estival is a complex of 13 independent villas on Playa Prieta in Potrero, in Guanacaste, Costa Rica. The houses sit in a lush garden of palms and fruit trees, with direct access to a small beach. Six categories cover different group sizes, from a two-bedroom apartment beside reception to two-story family houses and a four-bedroom panoramic villa on the first line of the sand.

Potrero is a small coastal community. Playa Prieta is compact, so a typical day mixes time on this beach and the property pools with short drives to Playa Penca, Playa Potrero, and Flamingo Beach. Liberia Airport is about 18 miles away, and a car is the practical way to handle arrival, groceries, restaurant evenings, and neighboring bays that sit close together but are not an easy walk with beach gear.

Villa categories and layouts

Reservations are for a category, not a promised villa number. If two households want to be next door, or if beachfront placement matters more than sitting by the pool, say so when you book so the category matches the trip.

The Economy Apartment sleeps up to six people in two bedrooms with one bathroom and sits next to reception. It is the most compact option and works for a family or small group that wants a full house without a second bathroom.

Junior Villas also sleep up to six, with two bedrooms and two bathrooms, and they face the pool. Superior Villas keep two bedrooms and two bathrooms but sit on the beachfront. Those two categories are the ones to compare if the main question is pool or sand outside the door.

Confort Villas sleep up to ten people in three bedrooms and two bathrooms and face the pool. They add sleeping space without moving into the two-story family houses.

Four Family Villas are two-story houses. Family Villa 1 sleeps up to twelve, with three bedrooms, three bathrooms, and a small fourth bedroom with a bunk bed, facing the pool. Family Villa 2 follows the same two-story plan with three bedrooms, three bathrooms, and a small bunk room, and sleeps up to eleven. Family Villa 3 is a two-story house with three bedrooms and three bathrooms facing the pool. Family Villa 4 has three bedrooms and three bathrooms on two stories, faces the pool, and sleeps up to thirteen.

The Panoramic Villa sleeps up to twelve in four bedrooms and three bathrooms and sits on the first line of the beach. Choose it when one group wants the highest bedroom count in a single beachfront house.

On the grounds, ocean-view villas are numbered 5 and 6, a two-bedroom beachfront villa is 8, three-bedroom villas include 10, 11, and 12, a three-bedroom beachfront villa is 7, family villas include 1 through 4, and a beachfront family villa is 9. Treat the numbers as a map, not as a guarantee.

Pools, gardens, and what is included

Villas are fully equipped and have air conditioning. The complex mixes one- and two-story buildings. Shared grounds include swimming pools for children and adults, fruit trees among the palms, and 24-hour security. Direct beach access is part of the property, not a drive.

Pets are not accepted, with no exceptions. Anyone traveling with an animal will need a different stay in the Potrero area.

Information on tours in the zone is available at the property. That helps if you want to add a boat trip, a park visit, or another Guanacaste outing without losing the first afternoon to logistics. Diamante Eco Adventure Park and Monkey Park are among the regional stops often combined with a Potrero base, along with the larger strands at Playa Potrero and Flamingo.

A practical day in Potrero

Use the villa as home and the car for almost everything else. Early hours suit Playa Prieta, when the small beach is cooler. Midday heat is easier at the children's pool or the adult pool. Late afternoon is a good window for Penca or Playa Potrero, both about a five-minute drive, if you want a different shoreline before cooking at the house.

Fully equipped villas make self-catering straightforward. Shop on the way from Liberia or in Potrero, keep lunches at the house, and go out for dinner in Potrero or Flamingo when you want a change. Bring sun protection and the kitchen staples you actually use.

Check-in is from 14:00 and checkout is before 12:00. A morning flight into Liberia leaves time for a grocery stop before keys are ready. A same-day outbound flight needs an early departure to reach Liberia with time to spare.

Choosing a villa stay on this coast

A villa compound is a different rhythm from a hotel room in a busier town. You get a whole house, a kitchen, shared pools, and a short walk to the sand, with evenings that stay on the property unless you drive. That fits multi-generational families, friend groups who want to cook together, and travelers who prefer a small beach to a crowded strip. It fits less well if you want nightlife at the door or a fully walkable village.

Match the sleeping plan to real rooms, not only the maximum headcount. Bunk rooms and two-story layouts change how children, teenagers, and older relatives actually rest. Count bathrooms as carefully as bedrooms. If stairs are a concern, start with the economy apartment and the two-bedroom villas rather than the family houses. If being on the sand matters more than extra bedrooms, weigh the Superior and Panoramic categories against pool-facing houses of similar size.

Ask which category is open for your dates, whether it is beachfront or pool-facing, and how occupancy is counted for your group. When several households book at once, ask how same-category villas are usually placed, knowing a specific number is not promised.

Phone +506 2654-4579, WhatsApp +506 8485-1011, or email reservas@villasestival.com to reserve. Arrival date, departure date, and guest count can be used to see prices and availability in real time. If you need more than one family villa, book the categories as soon as the group is sure.

Getting to Playa Prieta

The address is Playa Prieta, Potrero, 50304, Costa Rica. Save the location before you leave the highway; turns toward the beaches are easy to miss after dark. From Liberia, follow the route toward Flamingo and Potrero. From the south, the drive passes the Tempate area. Once you arrive, Penca and Playa Potrero are a short hop for a beach change, Flamingo has a wider dinner strip, and the villa kitchen covers the rest.

Pack for sun, heat, and cooking. The stay is built around independent houses, garden paths, pools for children and adults, and a walk to Playa Prieta. Space for a group, fruit trees on the grounds, and the Pacific at the edge of the property are the reasons to choose this kind of compound in Potrero.
